River Rock is an amazing place, with incredible outdoor spaces as well as incredible indoor spaces. When we arrived I was a bit surprised by the proximity of neighbors given the amount of acreage, BUT the house feels secluded once you are there, and the backyard space in particular feels like you're the only people for miles. It was great. We didn't travel with children, but it would have been easy to include them in the space. There is something to do for everyone, and we enjoyed the amenitites thoroughly. We watched football and a movie on the big projection screen in the movie theater room. We played pool and foosball and air hockey. We enjoyed the luxurious kitchen, and we spent tons of time in the pool and hot tub. We could have spent another week there and not been even close to bored. We would not hesitate to go back. Our only wish was that we could have more control over the pool timing, but understand that the complex system would be a difficult one to allow short term guests to manage. The hosts were accomodating and worked to ensure we could enjoy the pool and hot tub, even though it was mid September for our trip.

We loved staying in this wonderful place for our annual family vacation week, so much that we didn’t have any desire to find activities outside the property! There is so much to do there: the pool is fabulous, the many gathering places, the games and movie theater…. The beds are sooo comfortable that we all slept great.

We were looking for a peaceful, relaxing vacation, and this house was the perfect spot! We enjoyed exploring local restaurants and shops, but we really spent most of our time at the house - in the pool, watching movies in the theater, playing games, and hiking. Rebecca and Michael were excellent hosts. They were friendly, responsive, and proactive with communication from booking through checkout. Our family of five our dog had an amazing stay! The heated infinity pool was the highlight—we spent hours swimming, playing pool volleyball, making up games, and relaxing in the spa while enjoying the beautiful waterfall over the infinity edge. The kids loved the slide (me... not so much! ).The home itself was beautiful, exceptionally well maintained, and spotless—easily a 10/10 for cleanliness. We also loved spending our evenings playing air hockey, Pictionary, Chinese checkers, and poker together. The house has a special way of bringing everyone together, and we made so many great family memories.We also enjoyed hiking the nearby trail. We wandered off the path for a bit and got a little lost, but it turned into a fun family adventure we'll always remember.The downstairs central AC wasn't working during our stay, but the owners were incredibly proactive and communicative. They more than made up for it by providing a generous discount and bringing in large portable air conditioners that kept us comfortable throughout our visit.Overall, this was a fantastic stay, and we'd gladly return. Highly recommend for families looking to relax, have fun, and spend quality time together.

If you get a chance to rent this fabulous home, do it! The property is amazing and the house is extraordinary. The kitchen is completely furnished with everything you might need to for a holiday dinner and there are three different grills outside by the pool. The property is secluded with great views and there are hiking trails accessible from the backyard. This property is dog friendly with a fenced backyard. The basement has a large theater room which was amazing. We had an issue with an appliance and the owners responded immediately and worked tirelessly to ensure we were not inconvenienced. I don’t think I have ever stayed at a property where the owner worked harder to address a problem. Communication was extraordinary as the owners responded to questions immediately. In summary, if you get a chance to rent this fabulous home, do it!

This is hands down the best property in the Fredericksburg area. There are huge bedrooms with their own bathrooms. There is a huge 4 room play area in the basement where also your doggies can stay, plus there's a pool table in a huge sandbox for teens and kids under the pool. There's a movie projector, a foosball and air hockey table, tons of board games and a card table. There are bathrooms everywhere. The gorgeous backyard and the hot tub alone is reason enough to come here. Swing set in the front yard. A seven year old never had it so good. My family never wanted to leave. Furthermore, I am a chef. I stayed here over Thanksgiving and prepared a feast. There was absolutely NOTHING that was unavailable in this kitchen. Only my kitchen has more spices, and that's because I'm cooking 10 different ethnic foods in a month. There's a Walmart 10 minutes away, and a Costco for heaven's sake, 20 minutes away. You're tucked in a safe, private community perfect for learning how to breathe again. It was Thanksgiving with family, ya'll, and I've never left a place more rested and grateful. The hosts Rebecca and Mike are experts. No problems at all, in fact, I felt held and cared for. The home was even decorated for both Thanksgiving and Xmas!

Rappahannock Retreat

My family of four and our dog had a perfect vacation here! We swam in the pool every day, played board games and air hockey, hiked to the river to explore, read books, watched movies, baked and cooked in the fully equipped kitchen, and felt totally at home. The woods all around the house are lovely and give such nice privacy. The homeowners are the best!! Highly recommend!
